On October 27, Huang Yonggang, President of CIIC, was invited to participate in the "New Situation, New Challenges and New Ideas - High-quality Innovation and Development Forum of Commercial Office Buildings" sponsored by Fengtai District Investment Promotion Service Center and co-organized by Fengtai District High-tech Industrial Development Space Alliance. At the meeting, Huang Yonggang, President of CIIC, shared a special lecture entitled "Three Upgrades of Building Economy in 2024" for 70 commercial office and office building entrepreneurs and related supporting enterprises in Fengtai District, Beijing, focusing on the three aspects of service upgrading, industrial upgrading and profit model upgrading in the future building economy. Huang Yonggang believes that China's economy has shifted from a high-speed growth stage to a high-quality development stage, and buildings, as the core carrier of service economy and high-tech industry cultivation, have evolved from the upgrading of hardware facilities to the organic integration of people, space and environment. Buildings are endowed with multiple roles of industrial functions, innovation functions and urban functions, and the transformation of "building + economy" to "building economy +" is accelerated, which is mainly reflected in the accelerated emergence of specialized buildings featuring cultural creativity, financial services, trade and logistics, etc., and the creation of building industry ecosystem and innovation ecosystem around the upstream and downstream of the industrial chain and each link of the innovation chain has increasingly become the new focus of building competition in various regions, and the requirements of building owners and tenants for building investment and operation service capabilities have been significantly improved. At the same time, the technology-driven characteristics of building economy are becoming more and more obvious, and scientific and technological solutions based on cutting-edge information technology applications have become the basic guarantee for buildings to provide personalized and accurate services.

According to the first report data, there are more than 700 commercial buildings in Fengtai District, 132 commercial buildings with a construction area of more than 10,000 square meters for office, with a total construction area of more than 10 million square meters, more than 10 new commercial buildings in the city in 2021, and the new market will continue to increase by more than 1 million square meters.

Fengtai District is building a number of modern service industry and urban industrial buildings with vertical layout and vertical agglomeration, making the building economy an important starting point and strong support for enhancing urban strength, improving urban functions, increasing industrial space and enriching industrial forms, and building a new building economic development pattern with regional concentration, industrial agglomeration, enterprise clusters and functional integration.
