In order to speed up the urban construction of the area, strengthen the functional compound of the area, and optimize the layout of public facilities, our bureau and the Management Committee of the Qilin Science and Technology Innovation Park jointly carried out the urban design of the plots south of the Shangba River and on both sides of Zhihui Road and the revision of the NJNBA planning and management unit plan of the "Regulatory Detailed Planning for the Central Area of Nanjing Qilin High-tech Zone".
Project location
The NJNBA planning and management unit is located in the central area of Nanjing Qilin High-tech Zone, with a total area of about 4719 hectares;
The proposed scope of modification extends to Dongqi Road in the east, Zhitong Road in the west, Wenrui Road in the south, and Shangba River in the north, with a total area of about 685 hectares.
Land use status
The status quo of the plot to be modified is mainly vacant land.
Modifications
Adjustment of land layout:
Merge the original 21-11 and 21-18 mixed commercial and office sites (BB) and the intermediate green space into a second-class residential land (R2).
Swap the locations of the grassroots community center (RC) and the childcare site (RAX) and optimize the land boundary
The public transportation stations in the original grassroots community centers will be adjusted to occupy an independent area.
Control Indicator Adjustment:
Plot 21-07 Nursery Land (RAX) Plot ratio 10, the building density is 35%, the building height is < 15 meters, and the green space rate is 35%;
The plot ratio of the grassroots community center (RC) of plot 22-01 <15. The building density < 45%, the building height < 24 meters, and the green space rate is 20%.
21-11 Plot II Residential Land (R2) Plot Ratio 22. The building density is 20%, the building height is <60 meters, and the green space rate is 30%;
Plot 21-18 public transport station land (S41) plot ratio< 08. The building density < 30%, the building height is 18 meters, and the green space rate is 20%.

Echo the surrounding environment, optimize the overall spatial order and form, and shape the display interface of the business district along Dongqi RoadStrengthen the use of waterfront space along the Shangba River, on the north side of the intersection of Zhihui Road and Wenrui RoadIncrease green space and enhance the vitality of the waterfront;Strengthen the functional compound of the area and enhance the commercial continuity of the central park to the Shangba River.
It is worth mentioning that this plot of land, which was modified from the merger of two commercial and office land, has been disclosed in the 2023 Nanjing Autumn Residential Land Investment Promotion Week, that is, the land south of Zhihui Road and east of Wenrui Road.
According to the plan, the plot can be arranged with 5-6 high-rise residential buildings with a building height of 60 meters, which can enjoy the living experience of watching the mountains and rivers brought by the landscape resources of water features and parks and green spaces, and the open atrium space is conducive to creating high-quality living space.
The plot is located in the core area of Qilin Science and Technology Innovation Park and the east side of the ecological ** park, and the east side is close to the Shangba River riverside landscape belt, with superior natural environment and pleasant green landscape.
There is a nine-year consistent Qilin Science and Technology Park School in the surrounding area, and there are kindergartens, primary schools to be built, and junior high schools are planned around the area.
On the west side of the plot is the Longhu Tianjie commercial complex under construction and the Yanlord commercial block along the street, and the east side is adjacent to the completed Yanglin Plaza, which is rich in commercial supporting resources.
The plot is close to Tus-Street, Dongqi Road, Cangdumen North Street and other urban arterial roads, and the surrounding area is planned to be surrounded by Metro Line 8, Line S3, Metro Line 12 transfer station Ecological Park Station, where residents can travel in a variety of ways, such as slow traffic, buses and motor vehicles.
