Project Features: Project planning features:Hengxu Manyuan is composed of 5 buildings, including nursing apartments, care centers and multi-functional halls, covering an area of 190,000, construction area 660 thousand. The community is surrounded by five buildings, with a sunken courtyard in the middle, and according to the behavioral patterns and physical and mental needs of the elderly group, the community sets up a comprehensive community system of recuperation garden, sports and fitness, humanistic care, and Yile production, rest and exchange, so as to create a warm and harmonious small and micro society. 
The supporting facilities of the project are concentrated on the 1st floor of Building 3, Building 5 and the sunken garden, which are equipped with rest areas, audio-visual rooms, multi-function halls, restaurants, barber rooms, etc., and the supporting spaces are integrated with the greening of the sunken garden to create a comfortable environment for the integration of space and nature
Features:At present, the community has a total of 297 studio, one-bedroom and two-bedroom pension apartments, with 230 care beds, which can accommodate more than 1,000 people at most. In communication with the project, it was learned that Building 2 may be transformed into a care area in the later stage, which will improve the ability to accommodate more semi-independent, disabled and dementia elderly people in the later stage of the project. The self-care room is equipped with bedding suitable for the elderly, and the nursing room is a professional nursing bed, which is convenient for turning over, patting the back and other nursing services, and can quickly and safely transport the elderly. In addition to the basic necessities of life, the living room also integrates age-appropriate details into many aspects, such as the chamfered design of furniture, seat handrails, bathroom heaters, thermostatic showers, and floor drains without height difference, to ensure the safety and comfort of the elderly

Operational occupancy
Since October 2023, the project has opened the model room and visiting space, and has fully opened the reception and reservation service, and has been open for more than two months so far, and has received about 45 groups of interested customers (35 groups of self-care elders and 10 groups of nursing elderly). It is tentatively scheduled to officially open at the end of 2023.

Tianheng first won the land plot of the project, and then established a pension service company, and formed a relatively complete health care service system through the exploration of pension institutions, home care and other businesses, and finally the project was officially launched 8 years after taking the land. The development of the elderly care business is "from light to heavy", and the twists and turns of entering the market are also giving the elderly confidence that they can enjoy mature and perfect health care services. Hengxu Manyuan has two directions in customer acquisition, one is the high-net-worth elderly in Fangshan, who can enjoy high-quality health care services at their doorstep, and the other is the elderly in Xicheng, with the help of Tianheng's accumulated pension service reputation and elderly resources in Xicheng to attract traffic to the project, which is also the reason why the project is positioned as a "new model of health care and relief in the core area". However, at present, due to the high pricing of the project, the acceptance of the elderly in Fangshan is low;At the same time, Fangshan District's own medical facilities are not high, and the attraction of the elderly in the main city is insufficient, resulting in the current scheduled effect is not ideal.
