How to pay the rent for a mortgage

If the lease contract needs to be terminated early due to special reasons, the two parties should communicate and reach an agreement in advance. After the contract is terminated, the landlord shall refund the remaining rent and deposit according to the actual situation. Under the "mortgage one pay one" system, if the tenant fails to pay the rent or deposit as agreed, the landlord has the right to pursue the liability for breach of contract in accordance with the contract. Similarly, if the landlord fails to provide the qualified lease as agreed or violates other terms of the contract, the tenant has the right to hold him liable.

Taking Xiao Ming's rental house as an example, he took a fancy to an apartment with a monthly rent of 3,000 yuan. When signing the lease contract with the landlord, Xiao Ming needs to pay the fee according to the "charge one pay one" method. Specifically, he needs to pay 3,000 yuan as a deposit (deposit one) and an additional 3,000 yuan as the first month's rent (pay one). Therefore, Xiao Ming had to pay a total of 6,000 yuan when signing the contract.

During the tenancy period, Tom is required to pay the monthly rent on time. If he needs to quit the lease early under special circumstances, he should communicate with the landlord in advance and handle the quit in accordance with the contract. Upon vacancy, the landlord shall refund the deposit in full if Tom has not damaged the premises and facilities and has paid all fees on time.
