On 7 December, the "Carbon as a Vision" Zero-Carbon Building Value Insight Summit was held at Keppel Jing'an Centre (PAC) at Keppel's Park **Enue Central (PAC), at which the Jing'an District Development and Reform Commission announced support policies to support enterprises in energy conservation and carbon reduction. The experts at the meeting discussed the value and development trend of green office buildings under China's "dual carbon" policy.

Jing'an issued a policy to support energy-saving and carbon-reducing enterprises.

It is reported that for a long time, Jing'an District has integrated the concept of green, low-carbon and sustainable development into its economic and social development, and the carbon emissions per unit of added value have continuously maintained a low level in the city.

In order to encourage and support enterprises to save energy and reduce carbon emissions, Jing'an has issued corresponding support policies - for "projects implemented within the region that are conducive to reducing energy consumption or carbon emissions in the region and improving energy efficiency".

Among them, the enterprise independently invests in the implementation of energy-saving technological transformation, strengthens energy management, and after auditing, realizes annual energy saving of 20 tons of standard coal and above, and gives subsidies according to the annual energy saving or actual investment amount, and the subsidy funds do not exceed 30 of the total project investment, and the subsidy amount of a single project does not exceed 1 million yuan.

If the annual energy saving is calculated, a subsidy of 1,200 yuan per ton of standard coal will be given; If calculated according to the actual investment amount, a subsidy of 20 yuan of the project investment amount will be given.

Green building demonstration projects, prefabricated monolithic building demonstration projects, ultra-low energy consumption building demonstration projects, energy-saving renovation demonstration projects of existing buildings, renewable energy and building integration demonstration projects, and three-dimensional greening projects that meet the support scope of the district will be given 1:1 matching support according to the municipal support funds obtained.

Create a model of green and low-carbon buildings in the core business district.

The reporter learned at the summit that Keppel Jing'an Centre (PAC) is located in the core business district of Jing'an Temple, consisting of an international Grade A office building about 180 meters high, an open commercial block and a shopping mall, and the structure has been capped, and the office building will be delivered in 2024.

Focusing on the operating philosophy of "low-carbon office, energy efficiency and efficiency", Keppel Jing'an Centre Office Tower integrates up to 18 advanced sustainable smart building solutions from Keppel's sustainable urban renewal business, and is committed to achieving the organic combination of low-carbon office and smart buildings, and realizing the commitment to environmental friendliness and efficiency improvement in every detail.

For example, the office building project ensures a superior experience of the office environment through a building air management system consisting of a high-efficiency refrigeration room, an air purification system, a high-efficiency EC fan, a ventilation curtain wall, an air conditioner and a fresh air intelligent control system. The use of air pump heat source, solar hot water, exhaust heat** and rainwater and other technologies to achieve energy recycling** and reuse, making building operations more low-carbon and energy-saving; Through the AI-assisted smart energy and carbon management system, the intelligent monitoring and management of carbon emission data can be realized, helping to achieve the ESG goals of buildings and enterprises. The IBM building operation platform, based on intelligent interconnection and data-driven, realizes the efficient management and control of unattended computer rooms and buildings.

At present, Keppel Jing'an Centre has been awarded four major industry certifications, including WELL Platinum Pre-certification, BCA Green Mark Platinum Pre-certification, LEED Gold Pre-certification, and China Green Building Two-Star Certification, and it is expected that the energy consumption per unit floor area of the office building can be reduced to about 84 kWh per year after the official operation.

Launched a green and low-carbon partnership program to help enterprises develop.

At the summit, Keppel Jing An Centre (PAC) officially launched the Green Lease and Low Carbon Partnership Programme, which will provide enterprises with low-carbon office solutions, from office space planning and construction, life-cycle carbon inventory (LCA), to low-carbon office strategy advice and the creation of shared meeting spaces to meet the needs of corporate workshops, meetings and meetings, etc., to help enterprises create a rich, diverse, connected and convenient office destination.

Keppel officials said that under the guidance of China's "dual carbon" policy, it is imperative to achieve low-carbon and intelligent operation and maintenance of commercial office buildings. Keppel aspires to create an energy-efficient, healthy and safe environment for its stakeholders, while empowering its operations through a wide range of services to help companies achieve their ESG sustainability goals and contribute to Shanghai's sustainable urban development.

At the summit, experts and scholars from the low-carbon field such as the District Development and Reform Commission, Huajian Group Science and Technology Innovation Center, and China Association of Building Energy Efficiency shared their views on the future value and development trend of zero-carbon buildings, and shared their views on ESG and sustainable development of commercial buildings from the practical application and user experience of low-carbon buildings from the perspectives of enterprises, enterprises and industries.
