In Italy, it is called 'vertical forest', and in China, it is called '** residence', no matter what it is called, our original intention is the same, hoping to provide higher quality green buildings. On December 21, Xu Yibo, China partner and general manager of Italian Boeri Architectural Design Firm, said at the "2023 China (Wuhan) Urban High-quality Development and Real Estate Innovation Summit" jointly sponsored by China Real Estate News and China Institute of Urban and Regional Governance.
Xu Yibo believes that "vertical forest products" is a concept that combines architecture and nature, and in each country and city, the design should respect locality, including the survival rate of plants, their own characteristics, etc., and have the concept of "regenerative forest".
At the meeting, Xu Yibo introduced the design concepts and results of a number of "vertical forest products" at home and abroad, and at the same time introduced three trends in the current development of green buildings.
The first trend is full prefabrication. For example, the Milan Vertical Forest built in 2014 and the Eindhoven Vertical Forest built in 2022 all adopted prefabricated methods, which greatly improved efficiency and took about a year to complete.
Among them, the Huanggang vertical forest product project completed in 2022 in China also adopts a fully prefabricated method, and one of the characteristics of the project is that in the final cost accounting, the civil cost has increased by 3% 5% compared with ordinary residences, which proves that the first residential vertical forest product has certain advantages in terms of cost and cost.
The second trend is transformation, how to quickly carry out project transformation in the process of urban renewal. Taking the 200-meter-high vertical forest tower renovated in Nanjing as an example, the foundation and basement have been completed when the project was first obtained, and finally after many rounds of discussions, the project has planted more than 1,000 trees to form a forest cover of about 2 hectares, and the cost has increased by about 4%, and the cost is controllable.
In addition to high-rise renovations, we have also done a lot of renovation of old buildings in Europe. Xu Yibo said that the renewal of old buildings in Europe is very similar to the trend in China, there are many low-rise and high-density residences, so we have developed a steel structure integration model, which integrates prefabrication and renovation, and this method does not have much load on the original structure.
The third trend is that design must serve people and serve the city.
