According to the data, among the industrial operating enterprises monitored by the opinion index, the operating data of more than half of the industrial park enterprises will weaken in 2023, the sales of industrial carriers will be trapped, and the leasing will encounter greater pressure. Among the 16 sample listed companies, 12 companies experienced a decline in revenue, 11 recorded a net profit attributable to the parent company, and 10 had a decline in gross profit margin compared with the same period last year.

In terms of industrial land, land sales have shrunk as a whole, and industrial enterprises are less willing to invest in expanding production. The market for industrial park REITs is deteriorating

At the same time, the market sentiment of public REITs in the first three quarters was also poor, and the activity was low. Up to now, a total of 29 public REITs have been listed and traded, of which 9 are industrial park REITs, accounting for 31%, which have sustained operating income and stable cash flow, strong anti-inflation ability, and stable dividends, which is an important part of the REITs market. Generally speaking, it should be favored by investors, but the reality is very skinny.

Judging from the transaction data, the REITs market will show a decline in volume and price for a long time in 2023, and market confidence will continue to weaken. In terms of market activity, in November, more than half of the REITs continued to decline, and investors became more cautious due to the weakening of economic recovery expectations and the deterioration of the fundamentals of some projects, and the liquidity of the REITs market was further tightened.

The opinion index shows that in the secondary market, from January to November, the overall performance of industrial park REITs was weak, and the market deteriorated. In November, the Lingang Innovation Park REIT and Dongjiu New Economy REIT, which had just completed the lifting of the ban in October, maintained their downward trend despite the narrower decline in October, and the impact of the lifting of the ban on the secondary market** exceeded expectations, indicating that investors are concerned about the short-term development of the industrial park, and the weak liquidity also makes the market more volatile.

Judging from the products that are still in the process of the stock exchange, as of the end of November this year, 4 REITs have been approved but have not been officially listed for trading, and another 10 products are under approval. Four of the 10 products under approval belong to the park infrastructure category, including E Fund Guangzhou Development Zone High-tech Industrial Park REIT, Huatai Zijin Nanjing Jianye Industrial Park REIT, CICC Chongqing Liangjiang Industrial Park REIT, and Bosjin Kai Science and Industry Industrial Park REIT.
