This is the first time that Chenggong has announced the list of idle land after a lapse of two years, and it is also the first time that the list of idle land has been announced since the Chenggong District Natural Resources Bureau hired Beijing Dacheng (Kunming) Law Firm as the legal service unit for the investigation, identification and disposal of idle land in Chenggong District from 2022 to 2024.

In the past two years, Chenggong has only announced 4 cases of 18897 acres of idle land, it seems that there is not much idle land in Chenggong, but in fact, Chenggong has announced the list of idle land many times in 2021, and there are as many as 28 idle land announcements that year, with a total area of about 1,740 mu, ranking among the best in the districts of the main city.

The idle land announced in 2021 includes both industrial land, science and education land, and of course, commercial land, among which Yunnan Chengtou Paradise Island Real Estate alone has as many as 7 total 60831 acres of land are listed as idle land. Two years later, the vast majority of the 1,740 acres of idle land announced in 2021 are still idle, with no signs of development. But this is not all the idle land in Chenggong, in Chenggong New Town, whether it is Caiyun Road, the central axis of the new area, or the area around the high-speed rail station, as well as the information industrial park of Wanxichong, there are a lot of land that has not been started for a long time, such as NetDragon's land near Lian Street, Pengxin super high-rise commercial land, and Kangmei Pharmaceutical's land that has not yet been recovered, etc., are basically idle.

From 2021 to the present, among the 1,929 acres of idle land announced by Chenggong, there are 947 commercial lands (including commercial, financial, accommodation and catering land).61 acres, accounting for about half, if you add the fact that the idle land, the total amount is not less than 1,000 acres, and there is almost no residential land, which fully shows that the prospects for the development of commercial real estate in Chenggong New Town are bleak, and enterprises would rather have idle land than dare to start construction easily.

However, many of the land plots that have not yet been listed as idle land, such as the aforementioned Pengxin project, NetDragon project, Kangmei project, etc., are either commercial land or mixed commercial and residential.

Chenggong business is not hot enough, and the city is too empty.

If you take stock of the idle commercial land in Chenggong, or in fact the idle undeveloped commercial land, you will find that the location of most of the plots is actually good, either on both sides of Caiyun Road on the central axis, near the high-speed rail station, or close to the shore of Dianchi Lake. At the beginning of Chenggong's urban planning, in order to improve the level of urban interface, on both sides of Caiyun South Road, A large number of commercial projects near the high-speed rail station, many of which are ultra-tall buildings, if all are completed, tall and beautiful commercial buildings can indeed highlight the image of the city, but because the development speed of Chenggong is not as expected, the real estate industry has been sluggish in the past two years, and the development of commercial projects with greater risks will be suspended by the developer first.

As for the large number of idle commercial plots by Dianchi Lake, in addition to the developer's worries about the development prospects, it has also added uncertainties brought about by the development and rectification of the Yunnan Rim, so the real estate companies simply do not move, even if the land is listed as idle, there are "best reasons" as a shield.

Due to the good location of commercial plots but the high proportion of idle land, the development and construction of Chenggong New Town are intermittent even on both sides of the core main road, the urban interface is incoherent, the commercial density is not ideal, and the city is empty and not hot.
