The intermediary revealed that Zhang Jie and Xie Na jumped orders to buy a house
On February 7, 2022, an article circulated on the Internet claiming that celebrities Zhang Jie and Xie Na were suspected of skipping orders when buying a property in Sinan Mansion in Shanghai. After visiting the property twice in June 2019, he declined to continue the purchase because he was not satisfied with the building. Soon after, however, the agent claimed that the two men had actually gone to the landlord privately to buy a house as a way to circumvent the high agency fees. According to the online signing price of 59.2 million yuan in Room 101, No. 7 East Garden of Sinan Mansion, if the 2% commission ratio common in Shanghai is adopted, the intermediary fee is more than 1.18 million yuan.
Among them, Zhang Jie and Xie Na's favorite Sinan Mansion East Garden No. 7 Room 101 has an area of 34177 sqm, completed in 2010, priced at $62 million.
The next day, Xie Na and Zhang Jie's lawyers issued a statement denying this, pointing out that "Mr. H" defamed them and violated their rights to portraiture, privacy and reputation with false remarks. The lawyer has applied for judicial proceedings and reserves the right for further legal action.

The documents revealed that the plaintiff, Yaluan, alleged that Sihe Center held a number of properties, including the disputed property, and had entered into a non-exclusive consignment sales agreement with Yaluan. During the same period, the Centre had similar partnerships with other property sales or brokerage firms.
The documents further disclosed that Huo was in charge of inviting Zhang Jie, Xie and his mother to visit the house at that time, and since they said that they could not buy a house in Shanghai for the time being, they planned to register a company before considering the purchase. But soon after they said they would no longer buy this**.
However,Yaluan Company later unexpectedly learned that they had signed an online contract through Taiping Davis Company in the name of "Chongqing Meikaiyanxiao Culture Media". The date of the signing of the intermediary agreement between Pepper Davis and Meikaixiao Company was during the information protection period, and the Sihe Center paid the latter remuneration without realizing that the protection period had expired, so it was alleged to constitute "skipping orders".
However, after investigation, the court ruled that Yaluan failed to provide sufficient evidence to prove that it had established an intermediary contractual relationship simply by showing the client the property, and that Xie was aware of the risk of the intermediary fee that Xie might bear in advance or after the fact. At the same time, Xie did not jointly plot with Sihe Center to "skip orders".
After the trial, the court ruled to reject all the claims of Shanghai Yaluan Real Estate Brokers。After the issuance of this decision, Shanghai Baiting Real Estate Brokers*** has filed an application for bankruptcy review of Yaluan Real Estate.
