Li Yongfen told reporters that it has been ten years since she moved to this community, and this year is the first time she has met the property committee to distribute New Year's goods to residents. I've only seen this happen in some big city communities on the news before, but I didn't expect that I can enjoy this kind of benefit now, and I am very happy.

The reporter saw at the scene that in the corner of the parking shed in the community, there were piles of rice, toilet paper and other New Year's goods prepared by the industry committee for the residents. Residents each have an exchange voucher and are queuing up in an orderly manner to redeem and receive their own New Year's goods. At the same time, the members of the Owners Committee were also busy delivering New Year's goods to some elderly or handicapped households, and everyone had a smile on their faces.

The main purpose of this activity is to give back to the residents for their care and support for the work of the Owners' Committee over the past year. Shang Jingdong, director of the community business committee, said.

It is understood that the community was built in the early 90s of the last century, with a total of 19 multi-storey residential buildings and 368 households. With the development of the times, the community has changed from the property rights unit responsible for management in the past to the autonomy of the owners later.

At the beginning of the implementation of owners' autonomy, the owners' committee was not immediately established, so there were many problems in the community, and the residents had great opinions. Shang Jingdong said frankly that the community at that time was lagging behind in terms of environmental sanitation, safety and order, and maintenance of public facilities. In order to change this situation, under the joint promotion of all residents, local streets and communities, the community business committee was formally established in December 2016. After the efforts of the Owners Committee for two consecutive years, all aspects of the community have taken on a new look.

After the establishment of the Owners Committee, the first thing we did was to make an agreement with the residents to rate 04 yuan per square meter to charge management and maintenance fees for the management and maintenance of the community, and the residents were very supportive at that time. Shang Jingdong introduced that since 2019, the community has generated some public benefits in the management process, mainly from parking fees in public areas and store rental fees. In 2023, the management and maintenance fee plus public revenue, after deducting the salaries of cleaners and janitors and the daily maintenance fee of the community, will also have a balance of about 20,000 yuan. After obtaining the unanimous consent of all the residents in the community, the Owners Committee decided to return the surplus funds to the residents in the form of New Year's goods, so as to add more New Year's flavor to the upcoming Spring Festival.

Resident Yang Xiaojun said with deep feeling that the relationship between the residents is usually very good, the work of the business committee is very responsible, and the community environment has become better because of the renovation project of the old community, so that everyone has truly achieved "safe housing".
