The seemingly intricate Tai Chung is ushering in a period of development opportunities. In recent years, the land preparation work of Hongmei unit of Dongguan West Railway Station has sounded the clarion call one after another. This piece of land of more than 1,500 acres carries the beautiful vision of the villagers of Taichong for generations.
The first phase of the resettlement housing project is about to be delivered, and the construction of the second phase is in full swing.
As the first case of the whole village demolition in Hongmei Town, the Tai Chung resettlement housing project covers more than 900 villagers and more than 1,500 acres of land in Tai Chung Village, with the current private residential contract rate exceeding 85%, and 3 collective rental large-scale property contracts. The century-old village is rejuvenated, and resettlement houses are rising from this "depression" of development, and the improvement of people's livelihood and well-being is in sight, and the new impetus for the development of water towns will be activated.

Looking around this beautiful and practical community, there is a barrier-free passage at the main entrance, handrails are installed on both sides of the passage, the green plants in the community are in place in all seasons, the elevator and underground garage are equipped in place, and the basketball court, swimming pool, kindergarten, library and other facilities are readily available, "The villagers have expressed their recognition of the quality and environment of our resettlement houses, and they can't wait to move into the new home." Now is better than ever. For a long time, Tai Chung Village has developed a "crane tail", where the problem of dilapidated and aging houses is more serious, there is a lack of external connecting roads, narrow roads between buildings, imperfect road network construction, and backward public service facilities, which is difficult to meet the future development needs of the area.
Tai Chung Village. Since the start of the land preparation work of the Hongmei unit of Dongguan West Railway Station, the former urban villages have accelerated their changes. Different from the previous common "parcel collection and storage" model, Tai Chung is part of the "continuous collection and storage" of land in the water township functional area, and adheres to the leading role, which is planned by the Water Township Committee and Hongmei Town, the Water Township Committee is responsible for the urban planning and design of the unit, organizes the construction of public infrastructure supporting projects and implements funds, and Hongmei Town is responsible for carrying out land preparation work and is responsible for expropriating the village collective land and its above-ground buildings, structures and attachments within the scope of the project.
The construction of resettlement housing is the core of the land preparation work of the Hongmei unit of the entire Dongguan West Railway Station. Wu Zhiang introduced that the project adopts the mode of demolition and construction, in order to let residents see the results of the renovation as soon as possible and build consensus on the transformation on a larger scale.
Now, the first phase of resettlement housing is about to be delivered, and 1,200 suites in 9 buildings will usher in new owners. The second phase of the resettlement house is undergoing pile foundation engineering and support engineering construction, and the third phase of the resettlement house is expected to complete the bidding in 2024 and start construction in 2025. The tangible benefits are not limited to resettlement housing, and the compensation mechanism of "basic compensation + value-added sharing" is a major node for villagers to reverse their attitudes. According to reports, the project innovates the compensation and benefit sharing method of land acquisition, storage and preparation, and comprehensively adopts the principle of equal value, and comprehensively adopts currency, property and other means to compensate, and encourages the conversion of the total monetary value of compensation and benefit sharing into property, equity, etc., in order to obtain long-term benefits.
Specifically, the land value-added income of the project is shared by the Water Township Committee and Hongmei Town according to a certain proportion. On this basis, the towns and villages will share a certain proportion, and agree that a certain proportion of the transfer income will be used for the revitalization and improvement of the villages in the unit.
In order to support the economic development of the village collective, the project also donated 5,000 square meters of property to the village committee free of charge in the relocation area, and allowed the village to buy back about 50,000 square meters of property at cost price to ensure that the village collective has a share of the revenue in the subsequent property lease.
