The old house, the old facilities, and the poor living environment are the common worries of the residents of the old community. However, traditional retrofitting methods are not only time-consuming, but also disruptive to residents' daily lives. At present, Beijing is actively promoting the renovation of old residential areas, using modular integrated building (MIC building) technology to solve the problems of time-consuming and environmental disturbance in the renovation process, and the reconstruction project of Building 8 of Huapichang Hutong in Xicheng District is a successful case.
In big cities, the renovation of old neighborhoods is not just a simple construction project, it is related to the quality of life of thousands of residents. Prefabricated 4The core construction technology of the 0 era - modular integrated building technology, the building is divided into modular "units", and all the construction processes such as the structure, decoration, water and electricity, equipment pipelines, and bathroom facilities of the module are efficiently completed in the factory, and the building is quickly assembled and assembled into the whole building through reliable connection technology on site, realizing "building a house like a car".
Relying on the C-MIC technology (concrete modular integrated building + prefabricated PC components) originally developed by China Construction Hailong Technology, the project adopts the modular design principle of fewer specifications and more combinations, and applies the shear wall structure system, with a total of 55 concrete modules, all of which are prefabricated and hoisted in the factory, so as to realize the synchronous operation of "factory production + on-site hoisting", which shortens the construction period by 75% compared with the traditional one, accelerates the transformation speed, and reduces the impact of resettlement on the lives of indigenous residents.
In addition, green environmental protection is another highlight of modular integrated buildings in helping the renewal of old buildings and the comprehensive renovation of old communities. By adopting this technology, the project controls noise, dust and light pollution throughout the project, reduces construction waste and carbon emissions, and significantly improves the renovation level of old residential buildings.
With the modular integrated building system, the construction period of the renovation project of Building 8 of Huapichang Hutong has been greatly reduced, from the original plan of 12 months to only 3 months, and it is expected that residents will be able to move into new houses during the Spring Festival in 2024 and realize their dream of living in peace. At the same time, this innovative practical demonstration also provides valuable experience for other old community renovation projects.
The old community is the basic component of the core area of the city, and it is also an important part of the creation of a civilized city. Modular integrated buildings can effectively solve the problem of residential renewal for users in old communities, help residents improve their living environment, help "urban renewal", and make the city "newer". In the future, CSCEC Hailong Technology will continue to strengthen the application and promotion of modular integrated buildings, provide technical support for the renovation of old communities, and effectively improve the living experience of residents.
