1. Daily work

After the above content is completed, the inspection record should be made, and if problems are found, they should be dealt with immediately, and major problems and problems that cannot be dealt with should be reported to the property manager.

2. Collect the management fees of the owners (residents) and various prescribed fees;

3. Receive visits from owners (residents) and deal with complaints about property management;

4. Answer the property management business consultation raised by the owner (resident);

5. Arrange maintenance and repair tasks, and accept the repair quality;

6. Do a good job diary (content: record the work completed every day, find and deal with problems, instructions from superiors, urgent affairs, household complaints, etc.).

7. Organize housekeeping (including cleaning the office; Organize documents, materials, books, newspapers and periodicals; Clean and tidy desks, chairs and other office utensils, etc.).

2. Work weekly

1. Visit households (content: exchange property management opinions with residents to understand what difficulties and needs residents have; Grasp the basic situation of the household, including: the head of the household, age, occupation, work unit, unit and household**, family population and population structure, grasp the ownership and change of household ownership or tenant change, housing type change, structure, quality status, maintenance and repair status);

2. Preliminary review of residents' decoration applications and report to superiors for approval;

3. Check whether the public facilities are in good condition (including: whether the elevator is running normally; Whether the corridors, corridors, and stairwells are stacked with sundries or items that obstruct the passage of dangerous goods and toxic substances; Whether the public lighting is in good condition, whether the distribution box and water meter equipment are damaged, and whether the letter box in the community is damaged), if the problem is found to be dealt with in a timely manner or reported to the relevant departments, and assist in dealing with it.

4. Check whether the trash can is sprayed with drugs and whether the public parts on each floor are clean.

5. Check the use of the house, whether there are long-term vacant households, unauthorized tenants, and understand real estate information.

3. Monthly work

1. Prepare this month's maintenance and repair report, and formulate the next month's maintenance and repair plan and report it to the property department;

2. Prepare management fees and various fee collection reports and report them to the company's finance department;

3. Organize the pruning of trees, flowers and plants in the property once;

4. Conduct a return visit to this month's maintenance project to listen to the opinions of residents.

5. Organize property management materials and files, and make modifications to changes (including: changes in housing property rights, changes in tenants, and changes in management fees);

6. Contact with relevant units to exchange information once (including: neighborhood committees, police stations, housing property rights units, etc.), and if there are important situations, they must be reported and reflected in writing;

7. Clean the office once (including: cleaning and finishing of window glass, roof, wall and various office utensils).

Fourth, work quarterly

1. Organize and inspect the fire protection facilities in the community (including: fire hydrants, water sources, fire extinguishers, fire buckets, fire alarm equipment of high-rise buildings, fire passages, etc.) whether they are intact and can be used normally, and report to the relevant departments in time if problems are found;

2. Open the septic tanks and manhole covers, check the septic tanks and sewers for blockage, and organize relevant personnel to deal with the problems in time;

3. Organize a fertilization of trees, flowers and plants;

4. Clean up the management fees and various fees, and prepare quarterly reports; Check whether there is any omission or wrong collection; take measures to recover households in arrears of management fees;

5. Prepare quarterly maintenance plans and reports;

5. Work every year

1. Participate in a short-term professional training organized by a superior competent department;

2. Visit all the residents in the community;

3. Organize the cleaning of the septic tank once;

4. Prepare annual management fees and various fee collection reports;

5. Prepare the maintenance plan for the next year;

6. Organize the property management archives, write a data change report, modify the data changes, and keep the archives consistent with the actual situation;

7. Exchange experience and experience in property management with relevant units;

8. Organize and convene a resident congress to listen to residents' opinions and suggestions on property management, and improve residents' enthusiasm for participating in management;

9. Summarize the annual work and write a written summary;

10. Formulate a work plan for the next year.
