The safety of high-rise towers has always been a key concern for many home buyers. But it's rare for this 11-story tower in British Columbia to have an accident just one year after it was built.
The two major evacuations of residents within 5 years of its completion have caused many people to worry and dissatisfied. To make matters worse, 8 months have passed since the last evacuation, and the building is still unused without any progress.
The 11-storey tower in Langford, British Columbia, was built and opened in 2018 as Danbrook One, but in 2019 the building's residents were evacuated due to building safety hazards.
The building was later renamed Ridgeview Place. But the hidden danger of insecurity has not gone away.
In April 2023, the tower was once again exposed to safety hazards, and a second evacuation evacuated all residents.
Ashley Macdonald was one of the residents who evacuated the second time. Now that her former home has been vacant for 8 months, she still doesn't know what the safety hazards are, and she has already paid a lot of extra housing expenses.
MacDonald wondered what was wrong with the building. She said that she had left messages with the city ** and the property management company to which the house belonged, but did not receive any reply. She said she was trying to figure out how much danger was in place and why no action was taken.
After leaving, she moved into a nearby apartment with her father and young son, and spent $10,000 in the two weeks since she left, including hotel accommodations, eating out, moving, and rent. She has already asked the strata company, Centurion, to refund part of the money.
Centurion Real Estate is also unlucky......
The company was ** for the building in 2022 and asked the construction company DB Services to make the necessary repairs to it, and after an independent engineer review, the City of Langford ** issued them an occupancy permit in April. But that same month, the provincial government of B.C. asked Centurion and the city of Langford** to investigate the work that had already been repaired.
In 2023, the building again demanded that residents evacuate immediately due to safety hazards.
Centurion then provided temporary assistance of $2,500 to all residents and refunded the damage and pet deposits, as well as the rent for the last week of April.
Centurion Property Partners is filing a lawsuit against the seller, builder, engineering firm and engineer of the building, as well as the City of Langford**.
Among them, DB Services of Victoria Ltd., a construction services companyIt has filed for bankruptcy in July and said in its statement of affairs that it owes more than $51 million to 150 creditors.
According to the B.C. Appraisal Agency's July 2022 valuation data: Ridgeview Place The building's total valuation in 2023 is 3,64480,000 yuan. The building has an assessed value of 3,17670,000 yuan, while the land value is 46810,000 yuan.
This compares to a 2022 valuation of 2,82870,000 yuan, which is already not a small **.
But there is still no update on what will happen to the building.
