Article 2 Party A's Rights and Obligations.
1. Party A is responsible for the public order of the parking lot
2. Party A shall ensure the normal use of the parking space by Party B within the payment period
3.Responsible for establishing and improving the archives of parked vehicles in the community;
4. The fee charged by Party A is the service fee for parking in the parking lot, and Party A does not assume the responsibility for keeping.
Article 3 Party B's Rights and Obligations.
1. The vehicle parked by Party B in the occupied parking space must be the vehicle in Article 1 of this contract
2. Party B's vehicle shall be parked in the parking space signed by Party B
3. Party B cannot close its own parking space or change its use function
4.Pay the vehicle management fee on time in accordance with this agreement;
5.Accept Party A's management and services;
6.There are complete insurance procedures for parked vehicles.
Article 4 The quality of parking lot property management services.
1.The parking lot is clean and tidy, and the vehicles are parked in an orderly manner
2.The public facilities and equipment are in good condition, the operation and use are normal, there is no hidden danger of accidents, and the operating procedures and maintenance specifications are strictly observed in daily use
3.The motor vehicle parking management system is perfect, the management responsibility is clear, and the vehicle entry and exit are registered
4.The fire-fighting equipment and facilities are well configured, operating normally, and can be used at any timeThe fire escape is unobstructed;Develop an effective fire emergency plan;
5.The parking lot monitoring implements a 24-hour duty system.
Article 5 Prohibited acts in vehicle parking.
1.When parking the vehicle, it shall not obstruct the entry and exit of other vehicles and the use of other parking spaces, and it is forbidden to park any vehicle in the non-parking area;
2.The facilities and equipment in the garage shall not be damaged, the parking spaces of others shall not be occupied, and the nature of the use of the parking lot shall not be changed
3.No car training, car repair, or vehicle washing are allowed in the parking lot. If there is a dripping or leakage, it must be cleaned up in time
4.It is forbidden to park vehicles with highly toxic, flammable, explosive and other dangerous goods in the parking lot;
5.Fireworks are strictly prohibited in the parking lot of the community, and those who do not change will be disqualified from parking
6. The owner of the car takes away the valuables in the car, locks the doors and windows, and puts the anti-theft system on alert
7. No furniture, decoration materials, etc. are allowed in the parking lot.
Article 6 The parking space in the parking lot is only used for Party B's parking vehicles, and it is not allowed to change the use of the parking space without authorization or park the vehicles not specified in this agreement.
Article 7 Party A and Party B form a vehicle parking service relationship, and Party A is responsible for properly taking care of the parking facilities, maintaining the order of the parking lot, and stopping violationsParty B shall take anti-theft measures for the vehicle, and keep the vehicle and the valuables in the vehicle properly, and Party A will not compensate for any loss.
Article 8 Parking fees** and charging methods.
Parking management service fee: 30 yuan per month, Party B must pay the next vehicle service fee to the property center before the 15th of each year and every six months and every quarter, totaling one month.
Article 9 Handling of Liability for Breach of Contract.
1.If Party A violates this Agreement and fails to achieve the management service quality objectives, Party B has the right to urge Party A to rectify within a time limit
2.If Party A fails to achieve the service objectives due to Party B's reasons, Party A has the right to require Party B to rectify within a time limit, and Party A has the right to cancel its parking qualification if it fails to make changes within the time limit
3.If Party A violates the agreement and raises the charging standard or charges arbitrarily, Party B has the right to require Party A to refund all fees, refund interest and pay liquidated damages
4.If Party B violates the agreement and fails to pay the parking service fee according to the agreed charging standard and time, Party A has the right to require Party B to pay the arrears and cancel Party B's parking qualification
5.In case of violation of Article 5 of this Agreement, Party B shall bear all economic and legal liabilities arising therefrom.
Article 10 In order to safeguard the vital interests of the owners and the public, in unforeseeable circumstances, Party A has the right to assist the relevant departments to take emergency measures, such as gas leakage, electricity leakage, fire, water pipe rupture, rescue of human life, assistance to the public security organs to perform tasks and other emergencies, Party A takes emergency measures to cause Party B's necessary property losses, both parties shall implement them in accordance with the relevant laws and regulations.
