As a new landmark in the Brooklyn skyline, the Ten Arquitectos-designed South End building at 300 Ashland in DBCD (Downtown Brooklyn Cultural District) is nearing completion and residents are expected to move in late summer. The mixed-use building, which includes 379 apartment units, will be a new home for a host of cultural figures, including 651 Arts, a performing arts institution, Mocada, the Brooklyn Film and Television Academy, and a branch of the Brooklyn Public Library.
In response to the site and context, the 32-storey building is organized into three volumes: the core traffic space and the two volumes on which the apartments are located. The building skin is made of perforated aluminium panels that reflect the colors of the surrounding streets, buildings and sky.
The building is located in the heart of bustling downtown Brooklyn, on the south side of a triangular site at the intersection of Flatbush, Ashland, and Lafayette Streets.
The base of the building is framed by a series of outdoor landscaped terraces, creating a public space isolated from the noisy Flatbush Street and visually connected to the Grand Plaza. The podium provides access to the building from different floors, as well as outdoor activities such as open-air movies, dance performances, and a farmers' market.
At ground floor, the building offers 50,000 square feet of cultural space and 43,000 square feet of retail space along Flatbush Street. By raising the city plaza, the commercial retail space can make full use of the space on the ground floor, avoiding the same "mall pattern".
Most of the building's space is used for living, including studios, 1 and 2 bedroom residences (20% of which are ** discounted residences), a 24-hour gym, and a 29-story outdoor rooftop designed by James Corner Field Operations.
