As the project manager of Zhangjiang Hi-Tech Project, Liu Yibin is responsible for two major projects: the first affordable rental housing project in Zone B of Shanghai Integrated Circuit Design Industrial Park, "Jirui Apartment", and the platform project of Zhangjiang Science and Technology Headquarters in Northwest District, "Chuangzhi Park". Before the Spring Festival, the talent apartment "Jirui Apartment" has exceeded the scheduled target, and will enter the accelerated construction period after the Spring Festival, and the "Chuangzhi Park" will also enter the final finishing work.

The first affordable rental housing project in Zone B of Shanghai Integrated Circuit Design Industrial Park, "Jirui Apartment", is one of the core regional carriers for the development of "industry-city integration" in Jishi Park, and the pile foundation will start at the end of 2022, with the project extending to Xiaotong Road in the east, Shengxia Road in the west, Gaoke Middle Road in the south, and Qiuyue Road in the north. According to the plan, seven 17 19-storey residential units will be built, including one-bedroom and two-bedroom apartments, which are expected to be completed in 2025 and will provide nearly 1,500 housing units after completion.

Following Liu Yibin, the reporter came to the construction site of the talent apartment project located in the core area of Zhangjiang Science City, where 7 single buildings have been exposed to the ground, and the highest one has been built to 12 floors.

According to the plan, the basement civil construction was completed, and the ground reached 10 floors, and we have exceeded the task before the Spring Festival, which also provides a boost for the progress after the Spring Festival. Liu Yibin said.

The reporter learned that the design of "Jirui Apartment" starts from the customer group, creates a shared social experience space, and creates a multi-functional space livable community with a large number of leisure strolls; Linxia Plaza is a lively social center and a space for diverse leisure experiences. The design makes full use of the large spacing between buildings, and sets up social spaces such as gardens, leisure paths, and children's play to encourage residents to strengthen communication and exchanges.

The flexible and diverse space layout is more challenging for the project builder. Liu Yibin has also accumulated a lot of experience in the construction process for more than a year, and has established a joint communication mechanism and a safety and quality control system for the participating parties.

Striving for the perfection of the project, after the completion of this project, a large number of talents will be settled in Science City, hoping that they can live and work in Zhangjiang. Liu Yibin said.

Experience the grand blueprint of the construction of Zhangjiang Science City into realityWith the "expansion and quality improvement" of Zhangjiang Science City, in June last year, the urban renewal of the northwest area of Zhangjiang Science City was launched, and the important "landmark" Legend Square was officially started at the same time, which means that Zhangjiang Science City has reached a new level on the energy level of industry-city integration. According to the "Three-year Action Plan for Expanding and Improving the Quality of Zhangjiang Science City (2022-2024)", on the basis of the original urban planning of 95 square kilometers of Science City, the spatial resources of 11 streets and towns within the expanded area are integrated, the overall spatial planning of Zhangjiang Science City is optimized and adjusted, and the urban planning of 220 square kilometers is compiled and formed in accordance with the spatial layout requirements of "one center, two cores, multiple circles and multiple corridors". The plan emphasizes that guided by the integrated development of "science, industry and city", the industrial and residential layout will be optimized and the transformation of the park into an urban area will be accelerated. Focusing on diversified and equal public services, commercial facilities are more conducive to in-depth exchanges among all kinds of innovative talents, stimulate innovation and creativity, and better attract and retain top talents from around the world.

It is reported that the "Chuangzhi Park", located in the core area of Zhangjiang Science City, is a C65 scientific research office project, with Diecui Road on the west side, Bibo Road on the east side, Ruiming Road on the south side, and urban green space on the north side, with a total land area of about 160,000 square meters.

The project is positioned as a platform for science and technology headquarters, organically integrated with the surrounding higher education and R&D industry clusters, and supporting business, and there are Zhangjiang Bibo Park around the project, forming a circular system in which scientific research, business and nature promote each other and create a strong atmosphere of innovation. After the Spring Festival, the property is about to enter the "Chuangzhi Park", for the project manager, Liu Yibin's work seems to be easy, but in fact, there are still many details to follow up.

Liu Yibin said that after coming to Zhangjiang Hi-Tech, he gained a lot in the process of being in charge of this project. Because the "Chuangzhi Park" is a customized project, the details that need to be communicated with customers in the process of promotion are more cumbersome and more demanding than ordinary projects. For example, how much electricity is consumed, how high the floor is, the load-bearing floor, the layout of beams and columns, etc., should be considered in advance according to the needs of customized customers.

Ordinary industrial projects may only need to meet a conventional load-bearing value, while industrial customization projects are like a master making a suit, which needs to be 'tailored' according to the customer's personality. Liu Yibin describes himself as like an old tailor, and the project is like a suit, making "clothes" according to customer demand parameters. "The client was involved early in the design phase, and we settled on a design plan based on their needs that covered more than 30 customized parameters, each of which required special follow-up. For me, it's also a process of learning and growth. ”

After the Spring Festival, Liu Yibin will be responsible for more projects and experience more of the grand blueprint for the construction of Zhangjiang Science City into reality.
