Recently, Zhao Tian, the chief designer of the main creative team that won the first prize of the Beijing competition of the National "Good House" Design Competition, accepted an interview with a reporter from China Real Estate News and introduced to the reporter the specific connotation of his award-winning work "Fit and Look".

With nearly 30 years of experience in the architectural design industry, Zhao Tian is still active in the design front line as the deputy chief architect of the China Institute of Architectural Design and Research (hereinafter referred to as the "China Institute") and the president of the Assembly Architecture Institute. He revealed the reason for the active participation in the competition: "Architectural designers are the source of house design, and grasping this important link of design and grasping the group of designers will play a real role in promoting the construction of 'good houses'." “

China Real Estate News: What kind of house can be called a "good house" in your mind, and what dimensions should be used to define a "good house"?

Zhao Tian:As architectural designers, we have been studying what a "good house" is, and have participated in a lot of discussions, written a lot of articles, done a lot of topics, and put forward a lot of indicator systems, but we will find that no matter what we do, we cannot fully cover the needs of the people, so from this point of view, "good house" is "no" standard.

But in reality, there must be standards for "good houses", and the only standard is recognized by the people. "Good house" is a goal, and the word "good" is a comparative meaning in Chinese, there is no best, only better. Therefore, a "good house" must be viewed dynamically, from the perspective of historical development; Secondly, there is a basic consensus on "good house", such as functional applicability, safety and durability, complete facilities, health and comfort, etc.

Nowadays, it is time to build a "good house" from "having a house to live in" to "living in a good house". The value of good design is not to draw that picture, but to have a deep understanding of life, close to life, and love life.

China Real Estate News: At the end of August 2023, the National "Good House" Design Competition was officially launched, and the competition mode of "real questions, real competitions, and real construction" was innovatively launched.

Zhao Tian:In fact, our understanding of the "Good House" design competition has gone through a process from shallow to deep. At the beginning, I will wonder if the competition can really promote the construction of "good houses". Because the problems of the application of house functions, building performance, property management and other problems have been around for a long time, and they cannot be completely solved by a design competition. However, later, if you have an in-depth understanding, you will find that the innovation competition of "real questions, real competitions, and real construction" will promote the industry to pay more attention to the problem of "stubborn diseases" in housing; At the same time, the architect is the source of the house design, grasp the important link of design, and grasp the group of designers, which will play a real role in promoting the construction of "good houses".

Therefore, after the official launch of the national "good house" competition, we actively signed up for the first time, and the leader of the team was Zhong Jishou, the deputy chief architect of our Chinese Institute, a total of 30 people participated in the competition, and 15 designers officially participated in the competition.

China Real Estate News: What is the biggest difference between participating in this "Good House" design competition and previous competitions?

Zhao Tian:Compared with previous design competitions, this national "good house" design competition is a "real question" competition, but there is no task book. Therefore, we should give full play to the ability of our designers, do their own planning, do market research, and issue their own task books. Of course, the biggest difference between designer research and developer research is that designers will pay less attention to the economy, but they will pay more attention to life, people's needs, and the coordination of the whole city and the environment.

China Real Estate News: What impressed you during the whole two-month competition?

Zhao Tian:As the chief designer of the participating team, I am mainly impressed by two points: first, how to choose the breakthrough point and make the characteristics of the project. We return to life and gain insight into the most lacking thing in modern life, so we plan from the community to promote people's interaction, and take this as the first breakthrough point of the design plan; Second, in the past, due to the pursuit of low-cost economy, the vast majority of residences used shear wall structures, which led to the fact that the housing space was basically fixed, and it was difficult to realize the needs of the whole life cycle of a family at different stages.

China Real Estate News: Did you encounter any challenges during the competition?

Zhao Tian:There were quite a few challenges. First, the challenge of time, during the whole competition process, each of our designers has their own project in their hands, and everyone is very busy, so many times it is a brainstorming meeting at night, discussing the competition plan, optimizing the plan, etc., but the whole participating team is very hard. Second, the challenge of thinking, at the beginning we still fell into engineering thinking, and the competition project was submerged as it was done, until the last week of the deadline for submitting the plan, we began to break back, stop to do "subtraction", focus on the first two breakthrough points of the plan, deepen the variable house type, and return to promote communication. In the process of scheme design, we also took the initiative to "step back" and create a common living axis with the parks and kindergartens next to the community.

China Real Estate News: Standing out from the 176 entries in the Beijing competition, please introduce the highlights of your award-winning works?

Zhao Tian:The name of our project is "Suitable and Facing Each Other - Harmonious Residential Area for the Whole Life Cycle Improvement Rigid Needs", which was taken by Zhong Zong (Zhong Jishou), and "Suitable" means that the internal space of the residential unit is variable to meet the needs of the whole life cycle; Looking at each other is to promote the interaction of residents and form the effect of neighborly looking.

This project continues the local cultural context, relies on ecological leisure corridors and landscape nodes, innovates the design of urban integrated open blocks, opens the axis of living facilities to the city, injects vitality into the city and blocks, and combines urban facilities for the integrated design of community service facilities.

The first floor of the residential building is elevated, connecting the three block life axes of "health, service and experience", using the sunken courtyard to connect the core area of communication, breaking the barrier between buildings and blocks, connecting the supporting service facilities inside and outside the community between the city and the residential area, and stimulating the vitality of the residential area; Create a "shared neighborhood center" in the community to promote residents' interaction and create a harmonious community.

There are two most satisfying points of our work: first, there are many innovations in the design scheme, with "shaping a variable living space" as the highlight, and four product types of "two-person world", "family with cute baby", "three generations in the same house" and "energetic elderly" have been developed for different groups, and there is no constraint of the load-bearing column of the shear wall inside, creating a flexible and variable layout design; Second, we also have a strong technology to support the landing, whether it is structure, electromechanical, interior decoration or other aspects can be quickly implemented in the follow-up "real construction" process.
