Recently, the topic of owner autonomy has become more and more popular in some of our communities in China.For example, in the Longquan Lido community in Bazhou District, the owners felt that the property company was not well managed and always wanted to increase the price, so they decided to manage the community themselves. Nine years have passed, the community is well maintained, and the residents live comfortably.
Another example is the Peace Garden Community in Xi'an, where the owners are also in charge of their own affairs, and have hired a professional team to help manage the health and safety of the community. By 2019, the community not only did not lose money, but also made a lot of money, with an income of 141080,000 yuan, the expenditure is only 57850,000 yuan. This example proves that owner autonomy is not only feasible, but also economically beneficial. There is also COSCO Liangwan City Community in Putuo District, Shanghai, where the owners' committee sued the former property management company in court F, and finally the court ruled that the property management company compensated all the owners more than 40 million yuan. This matter makes it clear to everyone that the owners' committee is really supporting the owners. These examples tell us that the autonomy of owners is not a difficult task, and we ordinary people can also do it. The key is to have that heart, and everyone works together to take care of the community.
Of course, this requires everyone to sit down and discuss it together to find the best management method for us. In this way, our community can not only save a lot of money, but also live more comfortably. In Bazhou District, Government Z is also aware of this, and they encourage and support the autonomy of property owners through various activities and policies. For example, Bazhou District has organized special rectification work, involving 60 property communities, aiming to improve property management, from scratch, from chaos to governance, from good to excellent. There is also the "Mass Appeal Restart" activity, which collects appeals online and offline, promotes practical projects for people's livelihood, and solves the difficulties and needs of residents. The leisure residential community in Dongcheng Street, Bazhou District is a good example.
The community had been a headache for residents for eight years because of sewage discharge. Through the joint efforts of the owners and the support of the owners, the problem was finally solved, and the community environment was also renewed. Owner autonomy not only makes the management of the community more effective and democratic, but also enhances the residents' sense of belonging and participation. This trend has undoubtedly brought new vitality and hope to our community life.
