Residents are frightened by these issues, including blocked fire escapes, damaged fire hydrants and expired hoses, non-compliant EV charging lines, equipment rooms rented out with illegal electricity use, and property appropriation of public water and electricity.

The owners have made several attempts to communicate with the property and the community, but have not been able to resolve the issue.

Poor supervision by community leaders and inaction by property management companies have led to the safety of property owners being denied and their quality of life compromised.

In this case, the owners take the following measures:

1.Continue to complain to the relevant authorities: Owners can file complaints through formal channels, such as the local housing and construction department, fire department, or 12345 citizen service**, to request that the property company's violations of laws and regulations be investigated and dealt with.

2.Establishment of owners' committees: According to the Property Management Ordinance, owners can elect and set up owners' committees to exercise their rights on behalf of the interests of owners, including negotiating with property management companies and supervising the management of property management companies.

3.Legal means: If the property management company's behavior constitutes a breach of contract or infringes on the legitimate rights and interests of the owners, the owners can hire a lawyer to protect their rights and interests through legal means, including but not limited to filing civil lawsuits.

4.Through the power of the property company, the misconduct of the property company is publicized, which attracts the attention of the public and relevant departments, and forces the property company to correct its mistakes.

5.Change of property management company: If the behavior of the property management company seriously affects the interests of the owners, the owners can change the property management company in accordance with the law through the resolution of the owners' general meeting.

Although some of the above measures have been taken, there are still no good results. The fundamental problem of not changing properties cannot be solved. There's no good way to do it.

In this process, the relevant departments should strictly enforce laws and regulations, investigate and deal with the misconduct of property management companies, and hold community leaders accountable for their inaction to ensure that the safety of each resident is protected. At the same time, owners should also unite and actively exercise their rights and jointly safeguard their legitimate rights and interests.
