The duplex gradually encountered a "wave of exodus", and the old owners regretted it
In the early years, many middle-class people would choose semi-detached houses, one is because their units are two-storey, which looks magnificent and the area is large. Another is that downstairs in the villa, it can be used as a living room, a dining room, a nanny, and an upstairs bedroom and study. It feels good to stay here.
But in the past two years, more and more people have "escaped" from their apartments. On this New Year's Eve, I met my grandson, who had worked with me for many years. Recalling that in early 2018, Lao Sun bought a duplex apartment in Shanghai's Minhang district, but he said he "regretted" buying the duplex. For Lao Sun, living in this kind of apartment has several shortcomings, which makes him very depressed.
First, it feels bad to live in a duplex.
Most people buy duplex houses in order to get a better feeling than ordinary houses, but the use of duplex houses is not as good as the average person thinks, which has three disadvantages: 1. The floor height of the general duplex house is more than 5 meters, the floor height of the first floor is 3 meters, and the floor height of the second floor is up to 2 meters. If you live on the first floor, there is no discomfort, but if you go up to the second floor, the pressure is greater due to the low height of the floor.
2. Duplex houses need to find someone to install a step, and some residents will make it steep and narrow in order to save some steps. For the elderly and children, it is dangerous to go up and down the stairs. Of course, the owner can also design the steps to be more spacious and smooth, but this will take up more space. 3. The duplex room has a large area and a narrow bay, resulting in poor indoor light and air circulation.
Second, the relatively high two-storey dwellings.
The twin terraced houses were decorated and designed and built by professionals. In this case, the cost of renovation will be much higher. In this way, the decoration alone will cost five or six hundred thousand. As a result, some middle-income families, even with a mortgage, cannot afford to renovate their apartments.
In addition, due to the large number of mid-rise residential buildings, the property fees, heating fees and maintenance fees that need to be paid are much higher than those of ordinary residences. In addition, because of the large floor space of a two-storey house, many middle-class people are busy with work and have little time to do cleaning. Therefore, in general, the owner will pay for it himself and hire the staff of the cleaning company, which is also a large expense.
Third, the mobility of two-storey houses is weaker.
In these years, the difficulty of selling duplexes is far more difficult than that of ordinary residences, and it can even be said that the supply exceeds demand. On top of that, the rich would rather buy a duplex than a second home. Besides, many rich people like to live in big houses in the city and live in houses in the suburbs. But because of the high price, as well as other living expenses, the average middle class simply can't afford it. As a result, not only does this type of property have no potential for appreciation, but it is also very easy to liquidate.
In the past, people were more willing to buy a semi-detached house, but nowadays, more people are "fleeing" the duplex. On this subject, a friend of mine, Lao Sun, talked about his feelings about the double room. The main disadvantages are:
1. The duplex house is not as good as originally thought, and the living experience is not good; 2. The decoration, property fees, cleaning and other expenses of the duplex building cannot be afforded by ordinary salaried people, even if they can afford it. 3. Duplex houses are not liquid and belong to the type of "price but no market", the most important reason for this is that rich people do not want to buy houses, and it is also difficult for the middle class to buy houses.
