1. Party A intends to lease the underground parking garage it holds to Party B, and Party B has conducted on-site inspection of the garage and learned from relevant personnel, recognized the current situation of the garage, and voluntarily leased the garage.
2. Lease term and garage rent: from XX-XX-XX to YYYYY-MM-DD, THE TOTAL RENT IS RMB (capitalized: ) The rent shall be paid by Party B to Party A in a lump sum after signing the agreement. The garage management fee during the lease period shall be borne by Party A, and Party A shall not bear any related costs in addition to the management fee.
3. The two parties only constitute a garage leasing relationship, not a custody relationship. Party B shall do a good job of safety protection of the vehicle by itself, and Party A shall not assume any responsibility for the damage to the vehicle or the loss of items in the vehicle.
4. If the vehicle parked by Party B in the parking space is damaged, Party B shall claim compensation from the injured party by itself, and Party A shall assist, but shall not bear any liability for compensation.
5. During the lease period, the ownership of the garage belongs to Party A. Party B only has the right to use the garage, and Party B shall not sell, transfer, sublease, mortgage or take any other act that infringes on the ownership of the leased property. Party B shall not affect Party A's ownership of the garage for any reason.
6. Party B shall not change the purpose of the parking garage under this agreement without authorizationNo people or items shall be left in the vehicle parked by Party B;Party B's parked vehicle shall not be attached to or contained any dangerous goods, such as flammable, explosive, corrosive and other prohibited items. All responsibilities arising from the above reasons shall be borne by Party B. Party B must ensure that after the lease relationship is terminated, the garage will be returned in its current condition, and Party A shall not affect the exercise of Party A's right to use the garage in the future for any reason. Without the written consent of Party A, the current situation of the garage shall not be changed.
7. Party B promises and abides by the parking management regulations of the parking place management property, and Party B shall be fully responsible for the consequences if the parking lot is damaged due to Party B's reasons.
8. Party B's vehicles entering and leaving the parking lot must obey the command of the security guard on duty and cooperate with the management of the property management company.
9. Upon the expiration of the lease, if both parties do not rent or renew the lease, they should notify each other one month in advance. Under the same conditions, Party B has the right of first refusal to renew the lease. If Party B proposes to terminate this Agreement for reasons not attributable to Party A, the rent collected will not be refunded, and Party A has the right to claim compensation from Party B.
10. Party B shall use the garage reasonably, if simple maintenance is required, Party B shall be responsible for it, if it involves the maintenance of the main body, Party A shall be notified and Party A shall carry out maintenance, but due to the improper use of Party B, Party B shall bear the maintenance costs.
11. If there is a dispute between Party A and Party B due to the performance of this contract, it shall be settled by both parties through negotiationIf the negotiation or mediation fails, either party may file a lawsuit with the people's court with jurisdiction where the garage is located.
12. This agreement shall be executed in duplicate by both parties, which shall have the same legal effect and shall take effect from the date of signature of both parties and payment of rent by Party B to Party A.
