Industrial Rust Belt Butterfly Becomes Industrial Show Belt The rebirth of the old factory build

Mondo Social Updated on 2024-02-22

Take Metro Line 4 and get off at Wuhan Railway Station, walk for a few minutes, and you will arrive at Wuhan Iron and Steel Yungu 606 Industrial Park (referred to as "606 Industrial Park") with brick-red architectural style.

Towering water towers and rusty gantry cranes remind people that this was once an old factory. Founded in 1954 as Wuhan Metallurgical Equipment Manufacturing Plant, 606 Industrial Park is a subsidiary of Wuhan Iron and Steel Co., Ltd., which has made important contributions to China's iron and steel industry.

From weeds, broken windows to enterprises, in just one year, this idle old steel plant staged a "shocking reversal" and became a landmark project for state-owned enterprises to revitalize the stock of land.

International design

The 100-acre first launch area has been renovated and upgraded

In 2016, Baosteel Group and Wuhan Iron and Steel Group were reorganized, and Wuhan Iron and Steel Group implemented production capacity concentration, and moved part of the production capacity of Wuhan Metallurgical Equipment Manufacturing Plant to the main plant of Wuhan Iron and Steel Co., Ltd., thus releasing 606 acres of industrial land.

It has obvious location advantages: close to Wuhan Railway Station, it is an industrial community with relatively concentrated industrial sites and relatively complete features in Wuhan.

At the end of November 2022, after the Ministry of Natural Resources and the State-owned Assets Supervision and Administration Commission jointly issued the "Notice on Issues Concerning the Promotion of the Revitalization and Utilization of Stock Land by State-owned Enterprises", the Provincial Department of Natural Resources and the Provincial State-owned Assets Supervision and Administration Commission responded quickly and formulated and issued specific implementation documents for our province, establishing a working channel and policy basis for Wuhan Iron and Steel Group to revitalize the stock of land.

Yu Liping, deputy director of the property rights management office of the provincial SASAC, introduced that the provincial SASAC promoted the establishment of a joint consultation mechanism for revitalizing land between departments, supported the central enterprises in Hubei to make good use of the comprehensive reform experiment of regional state-owned assets and state-owned enterprises in Wuhan, Hubei Province, and revitalized land-related policies, combined with the practical conditions and resource endowments such as planning use, business status and historical problems, and completed the planning, development and transformation of a number of key land projects.

You can't imagine what it was like at that time. When it comes to the 606 industrial park project, the relevant person in charge of the planning department of Wuhan Iron and Steel Group said, "The old factory, the old family area, and the surrounding low and broken bungalows are mixed together, which is very complicated!" ”

What do you want to make the 606 Industrial Park? At first, it wasn't very clear.

The idea of the transformation of Shanghai's industrial plants has inspired Wuhan Iron and Steel Group. In Shanghai, some industrial plants take old Shanghai as the historical and cultural background, and integrate modern fashion elements, which are favored by many scientific and technological innovation or cultural and creative enterprises. The factory building of the 606 Industrial Park is ready-made, and it only needs to be renovated and upgraded to attract enterprises, introduce industries, and become a new fashion landmark.

Let's start by creating a "model". In 2022, Wuhan Iron and Steel Group and Hongshan District** will join forces and invest about 2200 million yuan for municipal road construction, house demolition and park renovation, etc., to create a 100-acre first area.

The first area invited internationally renowned planning institutions and architectural institutes to plan and design, in accordance with the concept of "repairing the old as the old, space weaving, and improving functions", renovated 13 characteristic buildings, with a total construction area of nearly 30,000 square meters, and officially opened on June 6 last year.

Keep the memory

Industry and art "dance" together

On February 1, Hubei ** all-media reporters walked into the 100-acre first area, and red lanterns were hung on both sides of the road, beaming with joy.

At that time, on the galloping production line, the workers were busy with passion; Today, red brick walls, modern sculptures, glass houses ......Contemporary content is placed in the architectural context of the campus, where the old and the new blend.

In the park, such sculptures can be seen everywhere: the beehive "Cloud Valley" sculpture made of waste industrial oxygen tanks, in the shape of a beehive, symbolizes the hard-working Wuhan steel workers who work hard; A running iron bull with gears, exhaust pipes of scrap cars, oil pipes, engines, and tracks, all made of ...... from parts eliminated in the workshopEach piece is reborn from the original.

A new building built from the original heat treatment workshop will become the "new home" of Baowu Shared Services Central China Branch. It retains the trusses of the old factory, which is decorated in gray and white, and the area has been expanded from 2,500 square meters to 6,000 square meters by changing one floor to three floors.

Complement urban functions and public spaces. Following the principle of "dismantling what should be demolished, and making up when it should be supplemented", the starting area has been further improved. There are no parking lots, so there are a number of new above-ground parking spaces; If there is no ** drink, a new glass house will be built to serve the enterprises in the park.

The original drilling tool workshop was transformed into an exhibition space, becoming the largest single building in the first area, and the 7th Wuhan Design Biennale was successfully held in November last year; The 1,600-square-meter blanking workshop has been transformed into a "shared space", integrating conference and exhibition, investment promotion and operation, and property services, and will hold an e-sports competition in April this year.

The factory area becomes a park

The occupancy rate of enterprises is 70%.

Wuhan Songyang Wuheng Environmental Technology Co., Ltd. is a service-oriented enterprise mainly engaged in ecological protection and environmental governance, and has settled in Building B6 of the first area.

The first floor is an experiential exhibition hall, and the second floor is an office area, which is expected to open in March this year. When I met Qiu Wei, the general manager of the company, he was busy decorating. Talking about the reason for choosing to settle in, he explained: "The enterprises settled in the park are all high-end and close to Wuhan Railway Station, which is very convenient for enterprises to promote and display products. ”

It's sure to thrive and get better and better! Wang Pu, chairman of Wuhan Huaman Holdings, said that Huaman put the original painting 3D modeling and 3D printing business in the first area, and is willing to work with Wuhan Iron and Steel Group to cooperate in the fields of design, animation industry, entertainment and cultural creativity.

It is reported that after the opening of the first area, it has ushered in high-quality enterprises such as Beijing Jingang, Huaman Holdings, Shanghai Baoye, and University of Science and Technology Electronic Control, with an occupancy rate of 70%.

According to the relevant person in charge of the headquarters of Wuhan High-speed Rail Business District, starting from the 100-acre launch area, Wuhan Iron and Steel Group has completed the international scheme collection for the overall planning of the 606 Industrial Park. The park is applying for a provincial-level development zone (included in the Hongshan Economic Development Zone) to further build an industrial highland of "new technology, new culture and new retail demonstration benchmark".
