In fact, the property management company has to re-sign the property service contract with the property committee, and the new contract only modifies the property fee standard, and other terms remain unchanged. The contract stamped by the Owners' Committee is legally binding on all owners.
Because the adjustment of property fees is a major matter, no matter how stupid and lazy the property committee is, it will first seek the opinions of the owners, and most of them will pass, and the process that should be taken is gone before they dare to stamp it.
As for what kind of process to take, it's not a topic we will discuss today, so let's talk about it at another time. You want to buy something, but you can't accept it, and people can't force it to sell it to you, right. In a word, the property company cannot unilaterally raise the price, and the owner must agree.
Second, for the underground parking space is to buy or rent, and the property company quarrels.
For underground parking spaces, some owners don't want to buy or rent, so they quarrel with the security guards.
In fact, the seller and leaser of the underground parking space is the developer, not the property company, and the property company only acts for the developer. The landlord can go to court and sue the developer for a judgment to rent to you, and the lawsuit will be won.
3. Security guards are not allowed to park vehicles and build indiscriminately by themselves.
All the "Owners' Convention" prohibits indiscriminate parking and construction, and the security guard is not allowed to park and build indiscriminately in the performance of property service duties, whether it is wrong or not.
Fourth, there is a problem with the quality of the house.
When there is a problem with the quality of the house and it is not solved well for a while, the owner often does not pay the property fee. If there is a problem with the quality of the house, if it is still within the warranty period, it is the responsibility of the developer, and the developer will find the construction partyIf the warranty period is exceeded, then either the owner of the entire building is responsible for repairing it, or the relevant owners themselves repair it, and the responsibility of the property management company is to organize.
