Address: *In accordance with the Civil Code of the People's Republic of China and other relevant laws and regulations, on the basis of equality, voluntariness and consensus, Party A and Party B have reached the following agreement on the lease of the following houses.
Article 1 Basic situation of the house: Party A will be located in the property, area, leased to Party B.
Article 2 Purpose of the house: Party B shall use it as its office space, and Party B shall not change the use without the permission of Party A.
Article 3 The lease term and rent of the above houses leased by Party A shall be tentatively set for one year, that is, from XX-XX-XX to XX-XX-DD, and the rent shall be RMB (RMB) per month.
Article 4 The payment method rent shall be settled once every full year (i.e. month) as a cycle, and Party B shall pay the rent of the next cycle to Party A before the date of each cycle.
Article 5 The agreement on the decoration and change of the structure of the house has not been used because the house above Party A is newly renovated, so Party B should take special care when using, and shall not damage the facilities in the house or damage the wall at will, if Party B needs to change the internal structure of the house and set up the equipment that affects the structure of the house, it is necessary to obtain the consent of Party A first, and the cost shall be borne by Party B.
Article 6 Regarding the relevant expenses during the lease period, the water and electricity charges and sanitation fees paid by Party B according to the provisions of the county documents shall be borne by Party B and paid on time.
Article 7 After the expiration of the lease contract, under the same conditions, Party B has the priority to renew the lease and renew the lease contract.
Article 8 Liability for breach of contract during the lease period, if Party B fails to pay the rent to Party A on time, it shall be deemed that Party B is in breach of contract, and Party A has the right to take back the house. During the lease period, Party B shall not sublet the house to others without authorization, otherwise, it will be deemed that Party B is in breach of contract, and Party A has the right to take back the house, and the rent paid will not be returnedIf Party A unilaterally takes back the house under the normal performance of Party B, it shall be deemed that Party A is in breach of contract, and Party B shall have the right to claim compensation from Party A for all losses caused thereby. If this contract cannot be performed or losses are caused due to force majeure, both parties shall not be liable to each other.
Article 9 Other matters not covered in this contract shall be separately negotiated by both parties and a supplementary contract shall be signed. The supplementary contract shall have the same legal effect as this contract.
Article 10 In the event of any dispute between Party A and Party B arising from the performance of this contract, the dispute shall be settled through negotiation between the two partiesIf the negotiation or mediation fails, either party may file a lawsuit with the people's court with jurisdiction in the place where the leased property is located.
Article 11 The time limit and number of copies of the contract shall come into force on the date of signature of both partiesThis contract consists of two pages, in duplicate, and both parties A and B hold one copy, both of which have the same effect.
