1. Procedures for the use of public facilities maintenance.

1) Submit an application for the use of maintenance**. When the property management company needs to use public facilities for maintenance according to the actual situation, it shall provide the following materials to the community owner management committee: the application for the use of the property company's official seal signed by the general manager of the company and stamped with the official seal of the property company;Relevant drawings and budget information of related projects;Qualification information of the construction undertaking unit or personnel.

2) Deliberation by the Owners' Management Committee. After receiving an application for the use of public facilities maintenance**, the community owners' management committee shall convene a general meeting of owners within a specified date (e.g. 14th) for deliberation. Agree to use, to the regional housing management department submitted by the director of the owner's management committee and the general manager of the property company or the manager of the property company jointly signed by the "residential community common facilities ** use application form", the regional housing management department will generally complete the approval within 14 days after receiving the application form, and transfer the money to the property company account;If the owner management committee does not agree to the use, the property management committee shall notify the property management company of the disagreement in writing.

3) The general meeting of owners does not agree to the application for reconsideration of use. If the general meeting of owners does not agree to the use of public facilities for maintenance**, and the property management company believes that there are sufficient reasons, it shall apply to the competent department of the residential area at the higher level for reconsideration, and if the application of the property management company is approved by the reconsideration, the owners' management committee must implement it.

4) Monitoring of members of the owners' committee. The owner's management committee can monitor the construction quality and material consumption of the use and maintenance projects, and accept them according to the project requirements.

2. The use procedure of the maintenance of the house body.

In principle, 30 of the maintenance of the house body collected by the property management company is used for the daily maintenance and sporadic minor repairs of the common parts of the house, and 70 is used for the maintenance of the common parts of the house body. When it is really necessary to use it, the following procedure should be followed.

1) Submit information to the owners' committee. When the property management company needs to carry out maintenance works above the intermediate repair, it shall provide the following information to the owners' committee: the application plan signed by the manager of the property management company, the budget information of the project and other relevant information.

2) The application plan shall be reviewed by the owners' committee or the owners of the building. After deliberation, if the owner's management committee or the owner of the building 50 does not agree, and the property management company believes that there are sufficient reasons to implement the project, the property management company may apply to the residential management department of the community, and the management department will approve the implementation;With the written consent of the Owners' Management Committee or the owners of Building 50, the strata company shall carry out the works as planned.

3) At the end of the year, formulate a plan and budget for the use of ** and publish it. The company's finance department shall, before December 3 1 of each year, submit the use plan and budget for the maintenance of the housing body for the next year to the owners' management committee, and shall be announced on the bulletin board after the approval of the owners' committee, so that all owners know.
