These four cities have adjusted their purchase restrictions around the content of purchase restrictions in accordance with their local regulatory authority and supply and demand, aiming to increase consumption expectations and activate the reasonable demand of the real estate market as soon as possible.

Beijing has been implemented since the 6th, and the optimization area is based on the establishment of the district, and the current purchase restriction optimization and adjustment is limited to Tongzhou District, the main content is to analyze the characteristics of demand, give up the hard conditions of social security and tax payment for three years, and adjust the optimization object to four types of families in the two directions of settlement and employment.

Obviously, the purpose of Beijing's purchase restriction is to implement the relief of non-capital functions, facilitate the relocation of enterprises and institutions related to non-capital functions, and coordinate the relationship between offices and residences, etc., taking into account the reasonable relief of the population.

Shanghai since February to implement the purchase restriction optimization adjustment policy, relatively easy to understand, the liberalization of purchase restrictions from the regional adjustment, the current release of purchase restrictions in all areas except Chongming District outside the outer ring area, the core target is directly aimed at single young people.

Suzhou, as a second-tier city that relaxed the purchase restriction policy earlier, is also the most vigorous, and the whole region has lifted the purchase restriction, but retains the previous sales restriction policy, that is, no transactions are allowed within 2 years.

Guangzhou mainly focuses on improving demand, and has relaxed the purchase restriction policy for units of more than 120 square meters.

Judging from the current optimization and adjustment measures introduced by major cities, it is common to selectively optimize and adjust according to the characteristics of their respective property markets. However, the optimization of the purchase restriction policy in the above four cities actually provides us with three models:

1. Loosen the purchase restriction in the whole area, and stop speculative buying from the sale restriction conditions.

2. Release excess stock by optimizing purchase restrictions around the stock.

3. Zoning and sub-regional, and gradually loosening purchase restrictions.
